Following an expression of interest to an open competition organised by the South East England Development Agency (SEEDA), Stephenson Bell were shortlisted to create a design framework for development within a £150m regeneration project. The Vosper Thorneycroft shipyard at Woolston in Southampton was relocating to Portsmouth in early 2004. The mixture of cleared site and significant industrial structures created a significant opportunity for an exemplary mixed use development on the South Coast.
The proposals respond to the brief in providing residential, commercial, hotel, retail, leisure and marine based industrial accommodation. The Fit Out Trades Complex building is retained and reused in a first phase which includes the creation of the new big boat marina. The 32 story hotel and residential tower created an iconic landmark for the development, with smaller residential blocks responding directly to the waterfront location; 75% of the apartments have views of the River Itchen.
